Know your target area. The Tulsa metro area has many unique neighborhoods and parts of town. Whether it be BA, Owasso, Jenks, Midtown or Riverside, do your homework to see which area fits you before you start your search!

Know your needs. How many bedrooms do you need? How many bathrooms? How much of your monthly budget are you willing to spend on a mortgage payment? You’ll want to know exactly what you’re looking for to help get you in the right home.
Always do inspections. Why would you want to buy a house without knowing the ins and outs of the place?
Be sure to check the age of the major appliances such as the heating/cooling system, the fridge and the dishwasher.
Check age of the roof. Insurance companies may require roof replacement solely based on its age, whether or not there are any known problems with the roof.
Consider using a structural engineer or architect, someone qualified to verify the structural soundness of a property and can suggest proper methods to repair, (Some parts of town have soil that is susceptible to shrinkage and swelling based on the soil moisture. This shrinking/swelling can create settlement or structural issues.)
Any house listed with a REALTOR will have a seller’s disclosure statement of the property condition. Houses not listed with REALTORS are not required to have the same disclosure.
Do a final walkthrough. Once you’ve decided to buy a house, make sure you schedule a final walkthrough before you close. That will likely prevent any last minute leaks or damage from affecting the state of the house when ownership transfers!
